Independent Living
Market Rate rentals are called
apartments. They have no subsi-
dy. The real estate market deter-
mines the rent. Some offer a
broad range of services and may
offer health-related services.
Independent Living is when you
live on your own without around
the clock care. You might receive
some services such as meals or
help with chores. These services
can be brought into your dwelling.
Subsidized Rentals and
Affordable Housing serve per-
sons who are low-income. They
vary in size and type. Some are
owned privately, others are
owned by a city or other entity.
Some offer a range of services
and may offer health-related ser-
vices. Rent and utilities cost less
than 30% of your household’s
income.

Independent Living
Cooperatives
Senior housing cooperatives are
similar to apartments, but have a
different financial arrangement.
Shareholders or tenants live in
an apartment building that is
owned by a not-for-profit coop-
erative corporation. Residents
buy a share in the co-op, and
the cooperative owns the land,
building and common areas.
Residents are entitled to live in
a housing unit as part of their
membership benefits. Members
pay a fixed amount each month
that covers basic expenses includ-
ing mortgage and property taxes.
Cooperatives are “private pay”
institutions because of the own-
ership structure.
